We handle everything — permits, engineering, utilities, construction. You make decisions; we do the work. Most projects complete in 5–8 months.

Phase 1

Pre-Construction

Free Consultation

We meet in person or virtually to understand your goals, budget, timeline, and property. We walk through every model, discuss lot constraints, and help you envision the right fit.

Plat Map & Site Research

We pull your property’s plat map and conduct a thorough lot analysis — setback requirements, easements, utility locations, HOA restrictions, and zoning. We identify which models fit and how the unit can be positioned.

Securing Financing

We connect you with preferred lenders experienced in ADU construction loans, cash-out refinance, and HELOC financing. Financing is confirmed before design begins.

Architectural Drawings

Our architectural team prepares full construction drawings: site plan, floor plan, elevations, electrical, and mechanical. We submit directly to your city and manage all correspondence through permit approval.

Finish Selections

While permits are in review, you work with our selections coordinator to personalize your casita — cabinetry, flooring, tile, countertops, fixture packages, and exterior finish.

City Approval & Build Authorization

Once your city issues the permit, we schedule your groundbreak. Permit timelines range from 4–12 weeks. We keep you informed throughout and respond to any plan-check comments on your behalf.

Phase 2

Construction

Build timelines range from 4–12 months depending on model size and site conditions. Most Valley Casita Co. builds complete in 5–8 months. Your dedicated project manager provides weekly progress updates.

Foundation & Site Prep

Lot clearing, excavation, grading, rough plumbing underground, monolithic slab and footing pour.

Framing & Exterior

Wall framing, roof framing, sheathing, roofing material, dual-pane windows and doors, stucco or exterior finish.

Rough Systems

200A electrical panel, rough plumbing supply and drain lines, HVAC rough-in, R19 walls / R38 ceiling insulation.

City Inspections

Pre-slab, rough framing, rough electrical, rough plumbing, and insulation inspections all managed by our team.

Interior Finish

Drywall hang, tape, texture, and prime; interior paint; cabinetry installation; countertop fabrication and install.

Flooring & Tile

Bath floors, shower surrounds, kitchen backsplash, LVP or hardwood flooring, baseboards and interior trim.

Final Systems

Electrical trim-out, plumbing trim-out, ducted mini-split HVAC, all appliances installed and connected.

Certificate of Occupancy

Final city inspection — electrical, plumbing, and building. CO issued, owner walkthrough, key handover.
